Embracing the vision of a project development

Has the thought of residing in mega developments ever crossed your mind? For sure it did. Who can’t miss the large-scale billboards in the highways inviting you to their ongoing developments? I am talking about project developments that have for years continue to offer residential units and lot properties for investment.

Although not necessarily for primary residence for some as others can serve as their vacation homes and half-way homes if not purely rental investments. Project developments offer a unique living experience for both their target clientele and patrons.

In many growth areas, project developments take advantage of their potential, exclusivity, and strategic locations. We can name a few places in the Luzon region with massive developments and you would know that there are tons of real estate construction activities going on. Interestingly, there are leisure communities that are project developments that are among the favorites of some discerning target markets: retirees, golfers, adventure seekers, executives, families. Some of these project developments include Tagaytay Highlands in Cavite, Anvaya Cove in Morong, Bataan, Punta Fuego in Nasugbu, Batangas and Ayala Greenfield Estates in Calamba, Laguna among others which would take years due to their relative size to fully complete.

What’s Project Development? A Project development is a progressive development especially for ambitious and large-scale projects which would take longer years to fully complete in comparison to the usual urban and sub-urban residential communities based on the over-all land development. Its development can be made throughout the course of its land development. It is within the concept of property development and can include a purchase of raw land and the sale of developed land or parcels to others. It can also include sale of residential units such as condominium units or house construction within a specific large-scale development.

Project developments require extensive land improvement, road network mapping and land use. It can come with purely house construction or mix of building development within its territorial domain. Usually it takes years to fully develop the project offering a “phase by phase” development however the main amenities are usually completed first and additional more can come in depending on its targets. Project developments are characterized with sizable hectares of land giving rise to newer communities complementing the overall project plan. Phase delivery means house construction can commence for lot owners or buildings within it are completed and can allow use of the amenities as they become available.

Typically, developers purchase a tract of land, determine the marketing of the property, develop the building program and design, obtain the necessary public approval and financing, build the structures, and rent out, manage, and ultimately sell it.

I have known of clients who have invested only in the lot and would later sell out their property after a period of time as the properties appreciated in value. Some also built house construction and would later sell out for profit. The vision of these developments is taken into consideration that projects are best known for their thematic appeal, lot or unit size offering and distinct living. Here are few of my favorites:

TAGAYTAY HIGHLANDS

Tagaytay Highlands is a mountain resort and mixed-use development situated in Tagaytay, Cavite, Philippines.

Tagaytay Highlands is home to The Highlands, The Midlands and The Greenlands. PUNTA FUEGO

Fuego Point, commonly known as Punta Fuego, is a flame-shaped headland located in western Batangas province on the island of Luzon in the Philippines. It extends as a 2.9 km-long promontory into the South China Sea overlooking Fortune Island and Nasugbu and Calayo bays in the municipality of Nasugbu. It is home to the exclusive Club Punta Fuego and Peninsula de Punta Fuego resort and seaside community.

Punta Fuego is moderately high and rocky, with an islet off its north side. Two other islets, connected by a reef, lie southeast of the point, and have a pinnacle rock, awash at low water, on their eastern side. The 88-hectare residential resort has several private beaches, a golf course, marina and a heliport developed in 1995 by Landco Pacific and Roxaco Land.

AYALA GREENFIELD ESTATES
