Like in any trade, a showroom is a large space used to display products for sale, such as automobiles, furniture, appliances, carpet, or apparel. It is a retail store of a company in which products are on sale in a space created by their brand or company. In real estate, showrooms are set up when developments are taking place especially if the project has opened to market.

Celebrating architecture and design, well-known developers from around the world often team up with top design talent to present model units just like the one above for a New York development.
Since most high-rise developments take about 5 years to fully build, pre-constructions are setting up showrooms for buyers to see the units. Even when the building is delivered or is Ready for Occupancy (RFO), showrooms or model units are made available in actual units in one of the floors of the building.
The showroom connects to the buyer’s senses for space, colors, functionality, ornament, decors, and many surprises of how space can be utilized for optimal use. The overall building renderings are also set up through the scale models and the site development plan.

Few years ago, I recall bringing clients to showrooms in Makati and Bonifacio Global City and while they are conveniently located in the malls especially if the development is within the mall districts, I recount how these clients appreciated seeing the model units. To some, it sealed the deals immediately while for others, required much consideration of whether the investment is for them.
What’s really inside the showrooms? It’s all about appreciation of the possibilities. Just as how interior designers can turn One bedroom unit into a palatial space using marble and the top of the line kitchen appliances, bathtubs and sinks that are truly inviting. The master’s bedroom displays a sophisticated taste in fabric and lighting that matches the ambiance of a luxury property. It can be noted also how some structures can be expanded with the hold installation of partitions that are non-wall bearing converting them into additional space.
It is not surprising that buyers would get the services of an interior designer for its treatment of a space and it is undoubtedly true that discerning unit owners pay for the right unit and the asking price.
In the Philippines, many unit owners especially in upscale developments want their unit to be unique from the rest and would hire the best interior designers possible. Even if the purpose is for rental, they too would hire one to be able to command higher rental. Hiring an interior designer can be pricey plus a service fee to the total amount of the supplies and interior purchases. Usually, in a condominium unit, interior designers are hired separately by individual unit owners. What’s even better if units are pre-designed already and are included already to the purchase like some of the world-renowned developments and brands.
Usually, in building developments, size offerings range from studio, 1-bedroom Executive, 1 bedroom to three bedrooms. It’s almost rare to have 4 bedrooms in the Philippines.

While showrooms represent the correct dimensions of a unit, it can offer more on the feasibility of other considerations for over-all fittings like the size of washer and dryers, refrigerators, cabinets, etc. Balconies are also measured to its actual size, design, and elements.
Visiting showrooms always gives you the perspective of a unit and what comes as deliverables, standard finishes, and upgrades. There will also be more references on building delivery, views, construction targets, amenities list and all pertinent info related to the building and the purchase.
