In few enclaves of Metro Manila, townhouses are built to serve the demanding residential needs of urbanites. It is not the typical house where you have extra spaces for gardening however, you have the whole unit from the ground floor to the top of the structure. Families are the primary market for these real estate projects allowing mobility to day to day convenience.

Townhouses are special in that they occupy a space that is almost ready for occupancy upon availability to market due to faster construction time and delivery.

A townhouse generally will have a Condominium Certificate Title (CCT) as it is only giving a title to the unit if the homebuilder’s registry for it is as a condominium property otherwise, it is fairly common also that they are on a Transfer Certificate Title {TCT) and not a condominium depending on the registry of deed.

A listing market of Php 28 Million can be found in Quezon City, Php 10 Million in Pasig and Php 15 million in Taguig City. It varies on the size but also based on the location and developer brand portfolio. Some in the market could reach as high as Php 50 million or more. Still, there are places in Manila that offer townhouses from Php 5.5 million to about PHP 15 million.

Amenities may also be available depending on the developer. Some boutique developers are known for fewer unit offering in an exclusive section of residential communities.

Townhouses are structures of homes ideally with 3 stories however due to homebuilders ‘market response’ and trend adaptability can be even expanded to more floors or additional structural changes are added such as Lanai, Balconies, etc.

Victor Consunji of DMCI is one of the property developers offering townhouses. To mention from a Philippine Tatler article, “People are programmed to look at space,” begins Consunji about what he believes to be one of the most underrated commodities in real estate. “I’m not just talking about floor space; I’m also referring to vertical space,” he adds, stressing the significance of fresh air and natural sunlight to wellbeing.

“We hope to provide comfortable living spaces that encourage people to be themselves and still come together under one roof as a family,” Consunji says, acknowledging the common issue of settling for residential options cut-off from commercial districts or consequently stacked on top of congested city quarters.

Many a Filipino considered to buying a dream house but aren’t ready for the big move so instead would live in a townhouse then years later, finally settle down for a bigger house. Foreigners as expats being assigned to the Philippines are also easily suited to townhouse living. To some, those who want to be in a house but do not want much of a responsibility for maintenance, much house help, etc. find townhouses as perfect for their lifestyle.

Townhouses in Metro Manila are generally centrally located and residents enjoy the vibrance of the commercial, shopping and entertainment centers found in the area which comes perfect for those who love to be at the center of the action and not pay the price of a big house somewhere or being not quite comfortable with the inconvenience of a high-rise.

The best thing about townhouses is that foreigners can own the property as it is not restricted to foreign ownership should the property is a condominium titled property. Foreigners can own and invest in townhouse properties where they can put it to property management.

Townhouses are a great housing alternative as one can enjoy the entirety of the unit with exactly almost the same feeling when you are in a house, space-wise and the freedom of space necessary for a family’s over-all need for functionality.
